Friday marked the largest sale recorded in Pitkin County history for a single family home sale. The huge estate is located on West Buttermilk. Buttermilk is of course known for the X-Games. The home was originally listed for $60M in 2008 after it was built and at the height of the market.The home was overpriced for the market with a price of $47.5M in the Multiple Listing Service or MLS.So, the price sold was a $16 million cut on the list price.
The estate is on 44 acres and has great views of Owl Creek and both Buttermilk and Snowmass Mountains. It was a piece of land originally owned by the Pfister family, who owned most of the land at one time around Buttermilk.The house is 13,877 sq. ft. and has a 4,517 sq. ft. horse barn and 1,112 sq. ft. guest house. The home was built in a rustic motif and has two large masters, a larger than large living room, private office with fireplace, and wine room with tasting table, etc..
There have now been 7 Aspen homes year to date that have sold in the $20 to around $30M range. It is a clear indication that the high end is coming back in Aspen. I believe these higher homes have held their value almost better than the lower priced real estate in Aspen and Snowmass, which are selling at half price, if a seller needs to sell in this market.
