I am not going to share with you all of them, but here are my favorite six of them:
First, selling an Aspen Snowmass home is easy and why would I need a realtor. There would not be any realtors, if that was the case.
Second, Anyone can sell a property, right? However, this job is more than that these days especially with the economy the way it is. Historically, properties sold by a realtor will average 8% more than properties sold by owner. The reason for this is buyers that buy direct from owners want a discount of the real estate commissions anyway. Owners don’t have the experience to navigate through these difficult negotiations on there own. It is difficult and not as easy as one would imagine. Especially these days with the economy the way it is, deals fall apart for no apparent reason after months of work with no guarantee of any commission. That is why it is so imperative to hire someone with experience looking out for your interests when buying or selling Aspen Snowmass real estate.
Third, buyers think they don’t need an inspection because they already saw the house with you twice, and it seemed perfectly fine. I’ve heard this enough times through the years, but inspectors are professionals that are paid to find what is wrong. Inspectors will always find something that is what they are paid to do. If you are a seller, there will be inspection items that will be found and that the buyer will want you to deal with.
Fourth, buyers want to get into the fix and flip business and make some quick cash. Well, if you have been paying attention the last few years, this has definitely gotten more difficult in this economy. Fix and flip is more difficult than it seems and that T.V. shows make it seem. Do your homework and realize that fixing takes more money and time than most of us can comprehend. Buyers need to have knowledge of buying and selling real estate, as well as the construction side of it too.
Fifth, buyers want to buy short sales or foreclosures to get a real deal. More often than not these are not such great deals after figuring out time, money, and labor to fix up the properties. Also, short sales are not that uncommon to find in Aspen Snowmass real estate as one would think because at the height of the market, some buyers only put down 10 or 20%. Now prices are down around 40% off the highs, so short sales can be more of a hassle than they are worth. Foreclosures are rare in Aspen Snowmass real estate becuase even at the height of the market, over 70% of buyers were paying cash for their properties. Your better off finding serious and motivated sellers these days.
Sixth and last, sellers seem to believe that their homes will appraise for the purchase price. This used to be a given, but I can tell you now that in this new lending world, don’t count on it. I can tell you with my experience, whether it will most likely appraise for the purchase price or not.
