Aspen and Snowmass real estate at 50% off it highs from late 2007 and early 2008? It is amazing phenomenon we have lived through to right now. Aspen and Snowmass real estate had a track record of 35 plus years prior to 2008 of 25-30% appreciation per year. Aspen and Snowmass has limited supply and had incredible demand that kept prices going higher and higher. It was thought that Aspen and Snowmass would always be the last to feel a downward economy and the first to recover. Aspen and Snowmass real estate activity now on sale at half price is starting to really pick up, which it should at these prices. Of course, there are unrealistic sellers who still think their property is worth more than anyone will ever pay. However, there are many sellers who are now realistic and know that in order to sell in this market; they will have to sell for 50% off the highs.
Snowmass real estate is seeing some of the best deals at the New Snowmass Base Village where you can now buy a new condo for almost the same price than an old 30-40 year old remodeled condo. However, why not have a new luxury unit with location, location, location.
They also have high grade finishes, are walking distance to the new mall and its shopping and restaurants, and even have central A/C. For Example, an oversized one bedroom new unit at the Best Building in the Base Village can now be bought for under $900 per sq. ft. where at the height of the market, the price was around $1,600 per sq. ft.. So, for 891 sq. ft. of new luxury accommodations, you can now buy it at $795,000 (~$892/ sq.ft). $155,000 less than the original owner pre-bought it for almost 4 years ago.
Another deal is $1,250,000 for a new 2 bedroom, 2 bath corner penthouse. Both these units have incredible ski access and are located right by the Elk Camp Gondola and Snowmass Village Express. Aspen real estate that has this location can not compare to this deal.
I have never seen anything like this in my life time and may never see these kinds of prices again in Aspen and Snowmass. Aspen is known as the winter playground of the rich and famous. I tell my clients that are interested in buying real estate to come in the summer, and then they will buy. The weather is incredible in the summer and there are even more things to do. Aspen has a quality of restaurants, shopping, and entertainment that you would never expect in a small town. Aspen and Snowmass have 4 great ski mountains that are seldom crowded and therefore maintain incredible snow quality. Most ski towns are lucky to have just one mountain as good as any of the four great ski mountains in Aspen and Snowmass
