Aspen real estate was up 10% in dollar volume for 2011. It was another interesting year for high end aspen homes in the Aspen Colorado real estate market. High end homes in the $10 to $20 million range sold well. It was a challenge to put buyers and sellers together to make a deal. It takes a motivated seller to attract a buyer in this market. There is so much for sale that a buyer has to see a real deal for them to decide to buy something in this market. Buyers are more educated in what is a deal. Many sellers are just not motivated enough to attract buyers.
Sales volume rose to $1.27 billion for 2011. Aspen real estate prices have rebounded a little since 2009 and 2010 when some sellers were forced to unload. Now there are less new Aspen homes for sale because speculation homes (spec homes) have been halted since 2008 because of the downward economy.
