$135M has gone under contract in the last month for Aspen real estate and Snowmass real estate. $29.5M for a property near Aspen Highlands on Maroon Creek Road and $20M for a home near North Star Preserve, just east of Aspen. The lowest priced home was for $2.5M.
This level of activity in Aspen and Snowmass is not that uncommon and does not set records. August is usually the busiest summer month in Aspen and Snowmass for signing contracts. It is significant in that the high end local real estate could be turning a positive corner.
According to records, seven single family homes have sold for over $20M in the previous 3 years. June 2010, a McClain Flats home sold for the highest amount since the middle of 2009 for $24.5M. In the middle of 2009, a Willoughby Way home went for $43M in the highest priced Pitkin Green subdivision. Starwood guest home of Prince Bandar sold for $36.5M in December 2007, and an estate on Wildcat Ridge in Snowmass Village sold in April 2008 was also way above $20M.
We have noticed an increased level of interest in higher end homes recently in Aspen real estate and Snowmass real estate. Three properties that went under contract in the 10 days are over $10M. The first, a North Star property was just completed recently and was on the market only about a month. There have been 16 sales for more than $6 million in Aspen and Snowmass, the first 6 months of 2010.
According to a Land Title report, about $574 million Pitkin County real estate has sold in the first 6 months of 2010. That is an increase of about 22% from the first 6 months of 2009. However, the number for sales volume has doubled for Aspen and Snowmass residential real estate, if you just compare sales in Aspen and Snowmass real estate from the first 6 months of 2009, compared to the first 6 months of 2010.
