Best Deal for Aspen Condo for Sale Under $1.5M

I’ve just spent 3 weeks looking and doing research on the best deals for 2 and 3 bedroom condos in Aspen presently on the market for under $1.5M for another client. When you look at view, location, and future appreciation, nothing in Aspen compares to this unit. I thought for sure they were going to buy this unit, but they are going to buy something in Snowmass instead because you will get even more for your money in Snowmass these days. However, this is a penthouse unit with views of Aspen Mountain that will never be blocked. Off street parking and parking garage under entire complex that is way in excess of units and always has plenty of parking available. No complex within 3 blocks of the Aspen Mountain Gondola comes with so much parking. I think the parking that comes with the unit is worth $100K+. Just 3 blocks to the gondola and right next to the New Limelight Lodge that the Aspen Skiing Company bought last year for $45M+. And the Monarch on the Park units across the street that pre-sold for an average of $2,000 per sq. ft..
I think I could generate around $60K+ per year renting this out because it is year around. If they do an exterior remodel in the future, they will try to do one that is consistent with the Monarch on the Park across the street, which would make the views and decks of this condo even better. As of now, they are not planning anything regarding remodels. This unit is turnkey and ready to go to rent out. The interior remodel was done very well with nice finishes. You can sit on the living room couch and see a perfect view of Aspen Mountain. In the summer you can open the back deck and the front sliding glass door and get an incredible breeze. Before the height of the market a comparable unit sold for $1.95M on the penthouse level of this complex. If you could get this for closer to $1M, I think it would definitely be worth looking at. But truthfully, nothing compares in Aspen even at list price.
