Realtors belong to the National Association of Realtors and are held to a higher ground when it comes to ethics in conducting themselves. Local boards monitor the ethical behavior of their members closely and require additional ethic classes. By belonging to the local board and the National Association of Realtors, listings are submitted to other realtors in the area and in the entire United States. The multiple listing service (MLS) is part of these marketing services. If you are buying property, it is important to know everything that is for sale, and if your real estate broker or agent does not have access to the MLS services, they will be pushing their own listings, or just their office listings. This would not give the buyer a full picture of all the properties for sale in a given area. Therefore, you want to employ a realtor when buying properties and then sign them on as a buyer broker (as I discuss in a previous article titled- Why Not Employ a Buyer Broker When Buying Aspen and Snowmass Real Estate?).
If you want to sell your property, it is imperative that your real estate for sale is in the MLS. Many listing brokers want to price your listing low for a quick sale without your interests in mind. My goal is to get you the most for your real estate listing by marketing it correctly among brokers, the community, website, contacts, emails, etc… I will do a precise study of the market place to see what comparable properties are out there and what makes sense to price your real estate for sale at. I won’t go for the quick sale to make me the quick money because I want your future business and want to treat you with the honesty that I would want to be treated with in your shoes.
My business is built on getting you the best price when you sell so that you refer me to others in the future. The listing contract is a straightforward document that is a standard document that was prepared by the Colorado Real Estate Commission to protect the consumer. It is important to me that I go over the document with you so that we are on the same page going forward.
