Snowmass is abuzz this winter as the resort celebrates its 50th anniversary season and construction on the next phase of Base Village approaches its one-year mark this spring.
Meanwhile, yet another milestone is being marked on January 16, the date that contracts will officially be accepted for the first 14 of the 55 residences taking shape in the base – the development’s first new residential offerings in nearly a decade, due to be completed in fall 2018. Here are the details on the latest Base Village purchase opportunities.
Branded as Snowmass’s living room, the 99-room Snowmass Limelight Hotel includes 11 wholly-owned residences, nine of them on the top floor. “A very unique mountain vibe” is how East West Sales/Marketing Director John Calhoun describes this building, and with its residences located “in the middle of all that energy of Base Village, it’s the equivalent of living in the city, but in the mountains.”

Continuing the theme of The Limelight being the social hub of Snowmass, the residences are oriented around spacious great rooms, with expansive windows framing mountain views, Caesarstone islands to gather around, and generous private decks for capturing Colorado’s 300-plus days of sunshine. And while the Limelight building is mere steps from the slopes and all of Snowmass’s amenities, the residences, designed with a contemporary mountain charm, invite lingering and relaxation before or after a day in the Great Outdoors.
Just three residences occupy Lumin, “a very special building, unlike anything else in Snowmass,” according to Calhoun.
A 4-bedroom penthouse, offered at $6.3 million, occupies nearly 3300 sq ft of the top floor of this building and boasts spectacular views through floor-to-ceiling windows. Another 4-bedroom residence – 2800 sq ft for $4.4 million – shares the second floor with a 3-bedroom, 2000 sq ft unit, priced at $3.3 million.
Designed with alpine elegance, these customizable residences include high ceilings, big timbers, open floorplans, and generous decks. When the outdoors beckons, it’s just a few steps from a private elevator to the gondola and Base Village central plaza, with its ice rink in the winter and concerts and activities in the summer. Lumin owners also have access to Limelight Hotel amenities, the private Snowmass Mountain Club, and the fitness center in One Snowmass East.

Another Base Village address with renewed opportunity is The Viceroy Snowmass condo hotel, which unveiled a fresh new look this December after the first phase of an extensive renovation, as well as a new restaurant, Chef Richard Sandoval’s Toro Latin Kitchen and Lounge. Viceroy owners enjoy personalized service and full hotel amenities, as well as the benefits of a ski-in, ski-out home with contemporary design and high-quality finishes.
The refreshed Viceroy also includes 15 previously unsold condos that the new East West/Aspen Skiing Co. ownership has returned to the market.

Coming to market soon – possibly in February – will be one of the two buildings collectively known as One Snowmass (the former infamous faux facades above the parking garage), slated for completion in Summer 2019. One Snowmass West will include 11 full-ownership residences ranging from a 4-bedroom, 4000 sq ft corner penthouse to two 2-bedroom, 1,600 sq ft residences. There are also two other 4-bedroom units of around 2,600 sq feet each and a total of six 3-bedroom residences, ranging from 2,000 to 2,300 square feet. Prices have not been released as of this writing.
A second building, One Snowmass East, is not likely to be marketed this winter. On the same construction timeline, it will include 19 full-ownership and 11 fractional residences. All 41 residences in both buildings will feature state-of-the art design, an “alpine modern charm” décor, and rooftop, infinity-edge pools.
At full buildout about a decade from now, Base Village will encompass some 500 residences (including those in The Viceroy), 99 hotel rooms, and approximately 70,000 square feet of commercial space. Around half the retail and restaurant space and 240 of the residential units have already been built; five additional buildings are allowed under current approvals.
