Snowmass Real Estate has been affected more in this downward spiral of the global economy than Aspen Real Estate. There are opportunities in Snowmass Real Estate that are not obvious until you start comparing the properties to similar properties in Aspen. Most condos in Aspen were built in the late 1960’s and throughout the 1970’s. Most have electric heat that is costly and most have been remodeled over the years. However, to get something new in Aspen in the condo market is very pricey even these days. Anything new and close to the Aspen gondola is millions even after prices have come down at least 30% from the highs, and 40% if you actually have a motivated seller.
Snowmass Real Estate has also seen price declines approaching 40% from the highs, and over 40% for things that are selling these days. Most Snowmass condos were also built in the 1970’s and have electric heat and have been remodeled over the years. However the big difference is the New Luxury Snowmass Base Village that is being built. Here you can get the best ski access units in Snowmass with a new mall with shopping and restaurants for less than the old remodeled condos in Aspen.
However, why not have a new luxury unit with location, location, location. They also have high grade finishes, are walking distance to the new mall and its shopping and restaurants, and even have central A/C.
For Example, an oversized one bedroom new unit at the Best Building in the Base Village can now be bought for under $900 per sq. ft. where at the height of the market, the price was above $1,500 per sq. ft.. So, for 891 sq. ft. of new luxury accommodations, you can now buy it at $795,000 (~$892/ sq.ft), which is $155,000 less than the original owner pre-bought it for over 4 years ago.
Another deal is $1,250,000 for a new 2 bedroom, 2 bath corner penthouse. Both these units have incredible ski access and are located right by the Elk Camp Gondola and Snowmass Village Express. Aspen real estate that has this location can not compare to this deal.
