Single family homes, renovated condos, undeveloped property or land with good ski-in, ski-out access are starting to attract buyers in Snowmass.
That is what is selling in Snowmass Village these days. Buyers want the best properties and convenience these days. And at about 50% off the highs reached in the beginning of 2008, buyers are starting to look and buy.
There have been more people looking this winter season than the last two winter seasons combined. Things are looking up with the stock market gains and a more positive economy. Aspen real estate has really picked up in the last 6 months and Snowmass is never too far behind.
I anticipate that we will get a real spike in Snowmass real estate confidence once the Snowmass Base Village foreclosure is in our past. The first 4 buildings, which include Capitol Peak Lodge and Hayden Lodge, are not part of the foreclosure. Hypo has a few condos for sale, but I have listings with sellers that are more aggressive in selling than the bank is. The first 4 building of the Snowmass Base Village have the best location of any other buildings that will be built because of their proximity to the Elk Camp Gondola, 6 personal high speed chairlift, the Skittles gondola, shopping, and restaurants. Everything built after these 4 building will be downhill and skiers will end up at the bottom of Assay Hill. But most important, everything built in the future will be more expensive. So, I think now is the time to buy one of these new choice luxury units at Capitol Peak Lodge.
