Here is a buying guide to help buyers make an offer for purchase of any real estate in Colorado, whether it is in Aspen or Snowmass or not. The first thing to do is to hire the correct person to show you real estate. You might as well get someone that will work for your interests, even though they will be paid by the seller. This is called a Buyer Broker in Colorado and will cost you nothing. If you go through the listing agent, they usually represent the seller and look out exclusively for the seller’s interests.
The Buyer Broker will then probably want to get you pre-qualified to see what you can afford in the real estate market place. Aspen real estate and Snowmass real estate is seeing some of its best deals these days because of the downturn in the economy. However, it is always important to know what you can afford, before looking at potential real estate to purchase. Then your Buyer Broker can scan the market place looking for the best deals to look at with you with the characteristics that you desire. Then you will be able to select certain real estate and/or properties to make an offer on. The Buyer Broker will need to know how you want to hold title. Joint tenant is when you are married and want to buy real estate together owning 50% each and then pass the real estate to the other spouse when deceased. Any other ownership will be done by Tenancy in Common, whether by individual, corporation, LLC etc… The next thing to discuss is the price to offer.
A Buyer Broker will want to get you the best price possible and will tell you to make a lower offer first because you can always raise the offer from there. A Buyer Broker will then also review all the terms of the offer with you. It is important that the buyer understands all of their rights when they sign the purchase contract. A Buyer Broker does want to make sure that everything is straightforward and honest going forward with the offer.
