Things are looking a little better for Aspen Real Estate and Snowmass Real Estate as the numbers of residential real estate sales and total sales volume have both plummeted since the boom years of 2005 to 2007, but the decline has reversed itself. Indications are that we have hit bottom and that the worst is behind us. Aspen and Snowmass real estate year to date for 2010 has experienced twice the dollar volume in closed transactions from just one year ago.
The lending market remains tight, interest rates will rise, and the national debt will continue to have a crippling effect on the economy. Overall we will see some modest improvement over 2009 in the real estate market.
Of note, Aspen has enjoyed three straight years of increased commercial airline capacity, an anomaly among mountain resorts around the West. Also, Aspen and Snowmass Colorado have over 300 days of sunshine per year. It is a great place to live whether the economy is booming or not. I know this is where I’ll choose to raise my family. Competition, particularly between United and Frontier, has resulted in lower fares and increased business for the airlines as more locals and visitors fly in and out of Aspen. Lodging occupancy this winter looks like it will come out roughly even with last winter, but the prices visitors are paying to stay in Aspen have dropped significantly. Rates have dropped more locally than they have at other resorts as lodging properties compete aggressively for business.
